Auctioneer’s Note:

This online-only land auction consists of 1,280 deeded acres. This sale features of 1,227.77 outstanding FSA cropland acres located 7 miles east of Cando, ND with Parcels 1-6 being contiguous and Parcel 7 located 1 mile south. 

 

Auction Terms:

*Property will be sold as seven (7) parcels.
*Seller to pay the 2023 real estate taxes at close.
*Buyers will be responsible for the 2024 real estate taxes.
*Seller warrants there are no cash rent contracts
for the 2024 cropping season.
*Seller to retain 45% of owned subsurface mineral rights.
*Surface mineral rights will transfer to the Buyer(s).
*White bins & fans on Parcel 3 are excluded from the sale.
*Cash at close, 45 days from signing of purchase agreement.
* 10% earnest money due sale day.

Bidding Terms:

*All parcels will remain open for bidding until no further
bids are placed within the five-minute time frame.
In other words, as long as one parcel has bidding taking place,
all parcels will remain open and available for bidding to the end.
