Auctioneer’s Note:

This auction consists of five quarters of great cropland being sold in five (5) parcels. In total, they contain 749.40 FSA cropland acres. The parcels have good access and have strong base acres and yields. 

 

Driving Directions: 

From Starkweather, ND, travel 2 miles north on Hwy 20. Turn east on 74th St NE (County Road 9) and travel 4.5 miles. Parcel 5 is on the south side of the road. Continue traveling east for 1 mile. Parcel 3 is on the north side of the road and Parcel 4 is on the south side of the road. Go back 1/2 mile west and turn north on 87th Ave NE for 1/2 mile. Parcel 1 is on the east side of the road. Travel 1/2 mile to reach Parcel 2.

Auction Terms:

*Property will be sold as five (5) parcels.

*The 2022 real estate taxes will be paid by the sellers.

*The 2023 real estate taxes will be the buyer’s responsibility.

*Property will be sold with a cash rent contract for the 2023 season.

*Buyer will receive the 2023 income.

*Sellers will retain 50% of the owned subsurface minerals.

*Cash at close, closing to be held on or before December 31, 2022.

* 10% earnest money due sale day.
